We the undersigned respectfully request your cooperation at the upcoming Town Board Hearing in denying Plainview Properties, LLC & Avalon Bay Communities, Inc., their petition for the creation of a new Planned Unit Development-Mixed Use District. Absolutely NO Change of Zone or Waiver of Covenants and Restrictions on the 144 acre former County land in Plainview on the South side of Old Country Road and further, NO Change in Zone or use should be granted for the additional 22 acre parcel on the North side of Old Country Road.

The Draft Environmental Impact Statement does not and cannot offer acceptable mitigations to the devastating impacts on our infrastructure, services, environment and quality of life. This proposal is anything but Smart Growth as it will draw traffic across the community to the outskirts of town, create additional traffic, impact local services and schools, and will not provide any substantial benefits for the “real” residents and organizations that live, work and play in Plainview-Old Bethpage.

The “Old Plainview” mega proposal will place tremendous burdens on our community, establish a precedent for intense mixed use development, is inconsistent with the current master plan for this property, and the critical need for environmental protection of our open space for the future of all the residents of the Town of Oyster Bay.

Therefore, we respectfully request that you immediately seek to protect the largest remaining tract of open space in Nassau County by denying this applicant any Change in Zone or Waiver of Covenants and Restrictions.

what will happen to the rabbits, foxes, racoons and birds that live there? We have enough houses and buildings in Nassau County.

Do you people realize that this parcel of land is going to get developed one way or another? The property is zoned for 2 monster office buildings, a parking lot to match and some single family homes. And that's what you're going to get. "Say No to Megadevelopment?" Pu-leeez! You just shot yourselves in the foot! Instead of what I thought was an aesthetically pleasing development on the south side of the property, you're going to get a Route 110 style office complex (with very little open space - unless you consider a parking lot open space). And now, you're losing out on the north side, too. Honestly, do you think what had been proposed for the north side of the property is WORSE than what's there now? You're all getting what you deserve.

This morning when I opened the paper and saw “End of Quest for Old Plainview” I was very disappointed but not surprised. For some reason Long Island residents are opposed to any positive growth and prefer current industrial structures to nicely landscaped communities and shopping centers. Most people do not even know what they are fighting for! Just look at Robbins Lane in Syosset, it reminds me of the shortcut I take to get to the 59th Street Bridge! The residents in that area have been wasting our tax dollars for ten years trying to keep The Town of Oyster Bay from granting Taubman Centers Inc, from building an upscale shopping center there. I have the future of my children and grandchildren in mind. What will improve Long Island’s aesthetics, what will increase tax revenues. What do most of these activists have in mind? When a developer comes along and wants to make Long Island better Long Islanders find it a good time to jump on the “anti mega-development” bandwagon so they can fight to keep Long Island the way that it is. And just how is Long Island? Well I recently moved back to Long Island from New Jersey. The only reason why I made this move is because I have small children and I wanted to be close to my family. When we first started looking for a house on Long Island I found it very difficult to find towns comparable to New Jersey towns. My husband says Long Island is stuck in the 80’s and he is right! Everyday I drive past shopping centers and industrial areas that have not been touched since the 1980’s or early 90’s. For the price one pays to live on Long Island the quality of life you get is not that great. I just cannot believe that every time a project comes along that would benefit Long Island there is so much opposition to it. I just hope that in the future, developers won’t want to stay away from Long Island because they fear the opposition from Long Island residents.

This mega development is way too dense and does not preserve any open land. Too much traffic already and the plan does not address this.

This plan does not contain adequate mitigation for traffic and parking,will destroy an important green space, fails to provide any meaningful amount of housing for senior and next gen-ers, provides no benefits to the citizens of Plainview--only to Mr. Wang.

Wang says 9 million dollars to school district to offset increase. I'll believe it when the school district goes on paper that they will use this money for only that purpose and that they will not raise taxes because of the increase of students.
