		<description>We, the undersigned, bring forth this petition to the Gwinnett County Planning Commission and to the Gwinnett County Board of Commissioners, for the purpose of signifying the community opposition to any approval of Rezoning/Special Use Permit Application SUP-05-078.

We petition that the application be rejected on the grounds of:

Development plan exceeds CSO Density
guidelines. Reference Section 1316(7)(A)

Entrance to development creates
additional traffic hazard to community. 
Said entrance is in curve already marked 
by county road warning sign. 

Development plan does not provide proper
ecological safeguards to ensure common
watershed water quality.

Development plan is not in line with  
historical development trend of neighboring
community or developments.

Development plan is a detriment to the 
neighboring community, provides no value 
add,but increases traffic hazards, reduces
current green space, reduces community 
property value,and put increased burden
on education system and public utilities.

			<description>Development plan is not consistent with the development patterns in the area.  The density that is being requested could lead to the encroachment of higher densities into the area.  The development of the adjacent tracts (East,West, North,South) are all Single Family Homes on much larger lots. The proposed plan does not provide adequate common open space to include but not limited to parks and or receational and or playground areas, trails and nature preserves for the residents.  Nor, does the plan specify sufficient details and design plans for adequate fencing and landscaped buffers on the perimeter property lines, especially on the West established adjacent tract of land where the Single Family Home Subdivision is located closest to the proposed development.</description>

			<description>The houses in this development should be in keeping with surrounding neighborhoods which should be minimum 1/2 acre lots with minimum 3 sided brick structures.  Parkwood Road is extremely curvy and not designed to handle the additional heavy traffic.</description>
