Stone, Alderman of the 50th Ward of the City of Chicago We, the undersigned, have considered the plans submitted by Park Place, L.L.C., for the expanded development of the Park Plaza Retirement Center property, located at 6840 N. Sacramento, Chicago, IL., which were presented at a meeting at the Bernard Horwich Jewish Community Center on the evening of Wednesday, February 15, 2006. We object to the proposed plan to add 64 townhouse units to the already existing 220 apartment units at this site. Accordingly, we ask that the requested change to the planned development be denied. The proposed density will be greater than any adjoining properties. It will nearly eliminate landscaped areas, and will include buildings up to 38 feet in height which will block natural sunlight and obstruct the park-like views which we enjoy. Further, the proposed plans are incompatible with the type of development located adjacent to this property. The property to the East of the subject property is zoned RS-1. The property to the South of the property is zoned RS-2, and the Winston Towers Condominium Development, including the townhouses at the Northwest corner of Pratt and Sacramento, was constructed under the equivalent R-3 zoning. (In fact, Winston Towers No. 5 located at 7141 North Kedzie is zoned RS-3.) Accordingly, we urge you to not allow the subject property to be expanded to any density greater that which would be allowed under an RS-3 district, or the current density, whichever is greater.
